Abstract: A city’s central area has an important and unique role in economic and social development. Creating a critical mass of activities that facilitates business, learning and cultural exchange in Nagpur’s Downtown. Many activities are most efficiently performed in the centre because so many important resources are available within convenient walking distance. You can run several errands within a few blocks that would otherwise require several vehicle trips. Downtowns usually contain more commercial space and a greater diversity of activities than other commercial centres in the region. As the inevitable results of a growing population and intensifying urbanization, the Highrise commercial tower has become more prevalent in Nagpur’s centre, replacing vast areas of retail spaces and vernacular housing. During the building of these Highrise towers, the commercializing process has been radical, thinking about the long history of human dwelling. To cater the increasing demand for commercial spaces in Nagpur city centre Nagpur Municipal corporation proposed a new development project in Dhantoli, Nagpur will replace the existing Yashwant Stadium, Patrakar Bhawan, and the government library. The new project will be spread across 27 lakh sq. ft and will cost Rs 600 crore to complete. It will feature a new sports stadium, five 25 floor high commercial towers, and a new Ambedkar convention centre. The project is approved by Nagpur Municipal Corporation and MahaMetro. This thesis attempts to rethink and reimagine the Highrise commercials out of Proposed cluster, which is combinedly called Central Business Park at Nagpur. This Highrise commercial tower will be of 25 floors, including 2 floors of underground parking, g+4 of retail followed by office + commercial space above it. In this project, l would like to discuss the challenges such as the location of the site, which is located in downtown Nagpur. And the presence of the well-known river of Nagpur and to preserve the dying heritage of the Maratha period.
