| Abstract: | This thesis project focuses on the design of an IT Park with a coworking incubator located in Kokapet, Hyderabad. The project is part of a larger 41-acre development proposed by the Government of Telangana to support the expansion of the IT sector in peripheral areas of the city. Out of the total site area, 16 acres are considered for design in this thesis. The aim of the project is to bring together formal IT office spaces and coworking areas within a single campus. The coworking incubator is intended to support freelancers, start-ups, and small businesses by offering shared workspaces, meeting rooms, and basic facilities. This combination allows users from different professional backgrounds to work in a flexible environment. The site is located on sloped terrain and has good road connectivity through NH-163, the Nehru Outer Ring Road, and other approach roads. It is situated near major IT hubs like Gachibowli, HITEC City, and the Financial District, making it a suitable location for office development. The proximity to these areas ensures access to existing infrastructure and services. The planning of the project is based on functional zoning, circulation, and ease of access. The layout includes office buildings, shared work areas, open spaces, and support facilities. Attention is given to wind flow and sun movement for better ventilation and natural light within the built spaces. The coworking incubator is integrated with the IT park to allow interaction between different types of users and promote a flexible working atmosphere. The project includes basic amenities such as cafeteria spaces, breakout zones, and landscaped open areas to improve the Susability of the site. The thesis explores how a shared working model can be combined with a formal office setup to meet current work trends in the IT sector. It focuses on space planning, connectivity, and the practical use of the site to support a variety of work styles and user groups. |
